A non-domestic Energy Performance Certificate (EPC) is required whenever a building is built, offered for rent or marketed for sale.
The EPC provides an energy performance rating on a scale of A to G, where A is the most energy efficient. Each EPC shows energy efficiency and environmental impact ratings for the building, along with a direct comparison of the property’s performance against others of a similar construction. This data allows prospective purchasers or occupiers to review potential running costs of the property. A Non-Domestic Energy Performance Certificate is also accompanied by a Recommendation Report, detailing a series of improvements that could be made to the building in order to reduce the calculated running costs and overall environmental impact.

Minimum EPC Ratings – Legislative changes
From April 2018, proposed legislative changes within the Energy Act 2011, would make it unlawful to let residential or commercial properties with an EPC Rating of F or G. The changes will improve the energy efficiency of privately rented properties in both the domestic and non-domestic sectors.
